SELLERS-PRICING YOUR HOME ACCORDINGLY

Hey everyone. Here’s some advice on pricing your home.

First off…what market are you currently in?

Your realtor should have expert professional advice in this matter, and study the market daily.

That’s what we do. When pricing your home, past sales of directly comparable homes within the last 2-3 months is what we look at…and so do the financial institutions when approving a mortgage.

If you’re neighbour sold for a million dollars two years ago, is that a realistic price in the current market?

A dangerously inflated market only lasts so long, and some of those prices we saw during the pandemic, we won’t see again for quite some time.

So, comparable sales in the last 2-3 months, and more importantly, how do you stack up against the competition? Your home has to shine the brightest in a competitive market, and has to be the best of the rest.

Take a look at where you’re positioned against the competition. Personally, I would rather price my home competitively and expect a firm sale within a month, than sit on the market for months.

I take pricing seriously, and so do buyers looking at your home. Their buyer's agent will also be looking at the recent comparable sales and the upgrades of your home. But do you know who else will be looking at the same….the banks, lenders and appraisers?

Many Sellers will choose their realtor, on the price they recommend during a listing presentation.
